For sold comparables, yes: sales evidence comes from Casafari share links you create in your own account. Active comparables can also come from Green-Acres links, or from listings you paste from idealista, Imovirtual, Casa Sapo or any other portal.

A portal only shows that a listing has gone, not that it sold or at what price. Casafari tracks listings across agencies and marks them as sold, with the last asking price and the dates — the evidence the report needs.

No. Portugal does not publish individual sale prices. The report shows the last known asking price and an estimated achieved price, and says so in the table and the disclaimer.

No. It reads only the Casafari share pages and Green-Acres listings you give it, one at a time, and the listing text you paste from other portals. It does not crawl portals or get round logins or limits.

All of Portugal. INE publishes quarterly local price statistics for the larger municipalities; elsewhere the report uses the regional series and says so.

They are as good as the comparables you choose and the checks you make. The report gives an assessed range and a confidence level rather than a single "correct" price, and it is always yours to edit.

Yes. Every price, paragraph and caption can be edited before export. Calculated figures such as €/m² update from your corrections.

Yours — agency name, logo, colour, offices, AMI licence and the agent's photo and details. Valuation Studio appears only in a small credit.

English, Portuguese, French or German — you choose for each valuation. The whole report is written in that language, with prices and dates in its usual format.

Usually three to six minutes after you press Generate. You can leave the page; the draft waits for you on your dashboard.

No. It is an estate agent's market appraisal, not a RICS, bank or court valuation, and every report says so.

Download your reports whenever you like. Valuations, photos and reports are deleted 12 months after their last use, or 12 months after your account closes.

You and the members of your agency. Photos and reports are stored privately and only open for signed-in members of your agency.
