Terms of use

1. About these terms

These terms govern the use of Valuation Studio (valuation-studio.com), a service operated by Uncovered World Unip. Lda, NIPC 515810240, Rua da Pedreira 18, 8375-009 São Bartolomeu de Messines, Portugal (“we”). They form a contract between us and the estate agency that holds the account (“the agency”) and apply to every agent who uses the agency’s account. The service is intended for professionals, not consumers.

2. The service

Valuation Studio helps estate agents prepare written market appraisals. The agent enters the property and the comparables; the software calculates price-per-m² figures and indexed sale estimates, and an AI model drafts the report in English, Portuguese, French or German, which the agent reviews, edits and exports as HTML or PDF.

Reports are market appraisals by the agent, not formal valuations for lending, taxation, legal, accounting or court purposes, and must not be presented as such. AI-drafted text and figures may contain errors. The agent is responsible for checking every report before it is sent and for the professional opinion it expresses.

3. Accounts

  • Access is by invitation. We may accept or decline any request.
  • The agency owner may invite colleagues with the agency’s code; the agency is responsible for who it invites and for their use of the service.
  • Keep passwords confidential and tell us at once if an account may have been misused.
  • Account details must be accurate, including the agency’s AMI licence.
  • Share links let anyone who has them read a report without signing in. The agency decides who receives a link and should revoke it when it is no longer needed.

4. Plan, fees and cancellation

  • The agency plan costs €25 per month plus VAT and includes 15 valuations per calendar month shared by the agency’s team. Additional packs of 15 valuations cost €20 plus VAT. Unused valuations do not carry over.
  • A valuation is counted when a report is first generated for a property in a calendar month; editing, regenerating or downloading it again in that month does not count again.
  • Fees are paid monthly in advance by PayPal subscription (or another payment method we offer, such as card through Stripe). Extra packs are paid when bought and are valid until the end of the month after purchase. An invoice is issued for every payment. If a payment fails, we may pause new valuations until it is settled; existing reports remain available to download.
  • The agency may cancel at any time from the Agency page of its workspace or by writing to info@valuation-studio.com; the plan stays active until the end of the period already paid for, and fees already paid are not refunded.
  • We may change prices with at least 30 days’ notice by email; the agency may cancel before the change takes effect.

5. Acceptable use

The agency and its agents must not:

  • upload photographs, documents or data they have no right to use, or listing content in breach of a portal’s or data provider’s terms;
  • use the service to mislead clients, inflate or deflate prices dishonestly, or present a report as a formal valuation;
  • attempt to access other agencies’ data, test or bypass security, or overload the service;
  • use automated means to extract data from the service, or resell or share access outside the agency;
  • upload unlawful content or personal data beyond what a valuation needs.

We may suspend an account that breaches these rules, with notice where reasonably possible.

6. Data sources

Comparable data comes from the agency: Casafari share links created in its own Casafari account, Green-Acres listing links, and listing text it pastes from portals. Valuation Studio reads only the individual Casafari and Green-Acres pages the agency provides, takes facts (price, areas, rooms) rather than descriptions or photographs, and does not crawl portals. The agency is responsible for complying with the terms of the services it takes data from. Market statistics come from public sources such as INE and are provided as found, without independent verification.

7. Intellectual property

The agency keeps all rights in its content (photographs, logos, text and data) and in the reports it produces, and grants us the right to use that content only to provide the service. The software, design and templates of Valuation Studio remain ours. Reports carry a small credit to Valuation Studio, which the agency agrees not to remove.

8. Personal data

For personal data in valuations, the agency is the controller and we act as its processor. We process that data only on the agency’s instructions as expressed through its use of the service; keep it confidential and secure; use the sub-processors listed in our privacy notice (informing the agency of changes, which it may object to by cancelling); help the agency respond to data-subject requests and breaches; and delete it as described in the privacy notice or on request when the account closes.

9. Availability and changes

We aim to keep the service available and to reply to support requests within 24 hours, but do not guarantee uninterrupted service. We may improve or change features; we will give notice of changes that significantly reduce the service.

10. Liability

To the extent permitted by law: we are not liable for decisions made on the basis of a report, for the accuracy of third-party data, or for indirect losses such as lost sales or commissions; and our total liability in any 12-month period is limited to the fees the agency paid in that period. Nothing limits liability for fraud, wilful misconduct or gross negligence, or any liability that cannot be limited under Portuguese law.

11. Ending the contract

Either party may end the contract with notice to the end of the current month. We may end it immediately for serious breach of these terms. After the contract ends the agency can no longer sign in; its valuations are deleted as described in the privacy notice. Agencies should download reports they need beforehand.

12. Law and disputes

These terms are governed by Portuguese law. Disputes will be settled by the competent courts of Portugal.
