How it works

From your notes to a finished appraisal

Six steps, most of them yours. Here is what to prepare, what the software does and where people usually go wrong.

  1. Describe the property

Name, location, type, condition, year built and refurbished, bedrooms, bathrooms, registered built area, plot, views, accommodation by level, specification and utilities. Add anything a buyer's lawyer would raise: unregistered areas, a septic tank, a shared wall. Optionally, the owner's price expectation and their timing — and the language the report should be written in.

Common mistake: using the advertised area instead of the registered one. The report works from the registered area and lists the rest separately.

  2. Add three photographs

A cover exterior, a second view (pool, terrace or elevation) and an interior or view. The AI looks at them to write captions and judge condition, so use your best images.

  3. Active comparables — homes for sale now

At least six listings a buyer would compare with this home. Paste Casafari share links or Green-Acres listing links and the table fills in for you; for idealista or any other portal, open the listing, copy the page text and paste it in. You can also type rows directly.

Common mistake: picking the most expensive listings to support an ambitious price. Clients compare too; the report is only as credible as its weakest comparable.

  4. Sold comparables — Casafari only

Paste Casafari share links for homes withdrawn as sold. Valuation Studio reads the last asking price, the date last seen and how long it was on the market — including earlier campaigns by other agencies, which it notes when a home was marketed on and off for years.

Common mistake: treating the last asking price as the sale price. It is not; the report estimates the achieved price from it.

  5. Check every row, then generate

Imported rows are a starting point. Check areas, bedrooms and prices against the listing, remove anything that is not a true comparable, and press Generate. The draft usually takes three to six minutes; you can leave the page.

  6. Review, edit and send

Read the draft beside a live preview. Change any price, sentence or caption; €/m² figures and charts recalculate from your data. A page check warns if a page runs too long for A4. When you are happy, create the final HTML and PDF and send them to your client.
